HOA Dues & Payments

What are the annual HOA Dues?

Dues are $35 per household

When are dues due?

On or before January 31st of each year

What do my dues cover?

Your annual dues support essential HOA operations including administrative costs, legal compliance and filing fees, liability insurance, website maintenance, community communications, covenant enforcement, and community events throughout the year.

How do I pay my dues?

You’ll receive your annual dues notification via email in December. Payment is due by January 31st and should be made by check payable to Saddleback Mountain HOA. Mail your payment to:

If you need to pay late fees, special assessments, or any other charges, email the treasurer to request an invoice with payment instructions.

What happens if I'm late on payment?

Late payments incur a $35 late fee plus 18% interest accrual until the date of payment. Homes that are delinquent in payment may have a lien placed on the property.

Architectural Changes

Do I need approval before making changes to my home/property?

Most exterior modifications require HOA approval. This includes changes to paint colors, fencing, decks, sheds, roofing, and other visible alterations. Check the CC&Rs in our HOA Documents section or contact the board to confirm if your project requires approval.

How do I submit an architectural change request?

Use our online Architectural Change Request form under Submit a Request. Please include detailed plans and descriptions of your proposed changes.

Is there a fee to submit a request?

Yes, there is a $75 fee for architectural change request submissions.

What happens after I submit my request?

The board will review your request and respond via email. Please do not begin work until you receive written approval from the HOA.

HOA Board & Meetings

When are the board meetings held?

The quarterly HOA meetings are scheduled for the third Thursday at 7 p.m. in January, April, July, and October. 

Where are the meetings held?

Clear Creek Fire Station, 35713 Highway 40, Evergreen, CO 80439 (located within the Floyd Hill Business Park on US 40)

Can residents attend and participate in meetings?

Yes! All homeowners are welcome and encouraged to attend board meetings. There is an open forum portion where residents can ask questions and voice concerns.

How will I know about upcoming meetings?

Meeting dates are posted on the bulletin board at the cluster mailboxes, and email reminders are sent to residents prior to each meeting.

Meeting minutes are posted in the HOA Documents section of this website after they are approved.

Buying & Selling Homes

I'm buying a home in Saddleback Mountain. What do I need to know about the HOA?

Welcome to Saddleback Mountain! Annual HOA dues are $35, due by January 31st each year. We’re a small, volunteer-run community with covenants that govern property maintenance and modifications. Please review the CC&Rs in our HOA Documents section and complete the New Resident Contact Form after closing so we can keep you informed about meetings and community events

I'm renting out my home as a long-term rental. What do I need to notify the HOA about?

If you’re renting your home as a long-term rental, please contact the HOA Secretary to update our records with the following information: tenant contact information (if available), property management company name and contact information (if applicable), and confirmation of your current contact details for dues payment and HOA communications. Even though your home is rented, you remain responsible for HOA dues and compliance with all covenants. Use our Contact Us page to submit this information.

Can I operate a short-term rental (Airbnb/VRBO)?

Short-term rentals are subject to strict regulations. Clear Creek County permits a maximum of 4.5% of homes in any given area to operate as STRs, and as of June 2025, there is a waiting list with 22 applicants. All STRs must be registered with both Clear Creek County AND the HOA. Property owners must complete the HOA Short-Term Rental Application, and the HOA reserves the right of refusal regarding STR applications. Are there transfer fees or other costs when buying/selling a home?

Yes, there is a $35 transfer fee when a home changes ownership and a $35 status letter fee for issuing HOA status letters to title companies. These fees are typically paid at closing as part of the real estate transaction.

How do I request an HOA status letter for a real estate transaction?

Prior to issuing any HOA status letter, we require complete BUYER INFORMATION REQUIREMENTS FORM to be submitted to the HOA.  Status letters will not be processed without this information on file. Title companies and realtors should submit a completed form when requesting status letters.  

I'm selling my home. What are my HOA obligations?

You must be current on all HOA dues and fees. Any outstanding balances, liens, or violations must be resolved prior to closing. Contact the board to ensure your account is in good standing.

COMMUNITY POLICIES

Saddleback Mountain is located in bear and wildlife habitat. To protect both wildlife and our community, residents must place trash curbside on the morning of pickup only and remove containers within 24 hours of collection. Bear-resistant containers are strongly recommended. Never leave trash out overnight, as this attracts wildlife and can create dangerous situations for both animals and residents.

TRASH & WILDLIFE

Saddleback Mountain HOA does not have specific regulations regarding dogs. Clear Creek County requires that all dogs have a valid license, be current on rabies shots, and be leashed when not on their owner’s property. Please always pick up after your pet when walking them in the neighborhood and dispose of waste appropriately.

Fireworks are prohibited year-round in Saddleback Mountain HOA.
